As you know, social media changes ALL the time and we want to keep you informed of the latest and greatest in the world of social media!
Facebook Lists – Several months ago, we let you know that Facebook lists were going away…and they did…but they quickly came back and we couldn’t be happier! Using the lists feature in Facebook can help you streamline your news feed so you can ignore the noise and see the posts that you really want to see.
To create a list, go to Facebook.com/bookmarks/lists or select “Friends List” on your left side navigation. If you already have lists, you’ll see them here. To create a new list, Click, “Create New List”. In the pop-up window, you will name your list and can add your members. Simply start typing the name of your Facebook friends to add the ones you want. Click “Create” when you are finished. Once back at your lists page, you can also click “See All Friends” to review contacts you might want to add to a list. Next to their picture, you’ll see a button that says “Friends”. Click that button and you’ll see a drop-down menu. Select “Add to Another List” and you will then see all your lists. Just select the one you want to add them to.
You can set up a list of all your clients & past clients with whom you are connected on Facebook. When you view your newsfeed by this list, all you will see are posts from your clients and past clients, not every single Facebook friend. This will help cut down the noise so you can stay focused and reach the people who matter most for your business. You can also set-up lists for your family, former co-workers, the options are endless! The purpose of lists is to quiet the chatter on Facebook and give you time to interact with specific people. Remember to take time every day to interact with your sphere on social media. Write thoughtful comments on posts. In this day of quick likes and less interaction, your comments will mean a lot to your sphere. This can be done over a cup of coffee each morning, or while watching your favorite TV show at night. Just remember to stay connected and top of mind!
Listing Compliance – It is SUPER important that when you’re advertising listings on social media to remember the GREC rules for advertising properties. So, what’s the best way to stay compliant? Well, on Facebook, LinkedIn, and Twitter, it’s easy… always include a link to the listing detail page. This covers you for price changes, status changes and includes the proper broker attribution. On Twitter, you can use a URL shortener like Bitly to create a short link that won’t take up your character count. But what about Instagram? Instagram only allows for one link – in your bio. You can add a link to Instagram if you run a paid ad like Adwerx, HomeSpotter or an ad you personally create. You can also type out a link in your description of the image or video you’re posting. However, it is not clickable so this doesn’t really do the consumer (or you!) much good. This brings us to Linktree…!
Linktree is a free service that allows you to create multiple links under one URL. They offer a paid version that gives users more features, but we recommend you start with the free plan to test it out. A great way to set-up your Linktree would be to add a link for each of your active listings, or a link to your featured properties tab on your website – just make sure your Featured Properties settings are set to show your listings only. Ask your Agent Marketing Services Specialist if you need help with this. I would also highly recommend adding a link to your Home Value page, your mobile app, your homepage, and any landing pages with freebies that you offer for download in exchange for an email address. Linktree is very easy to use and gives you much more flexibility with your marketing and advertising… and it will help keep you compliant when you’re advertising your listings!
