I have been on vacation for a few weeks. It is important to take some time during the year to refresh your batteries and reflect on things that matter most in your life. Last week, we had a new edition to our family. My daughter Jennifer gave birth to baby Daphne Elizabeth Evans. This our second grandchild and we could not be more proud. As you can see in the photo, she is already has her Pops wrapped around her little fingers.
During my time off, I spent some quality time thinking about our company and the amazing stories of our associates. I am so grateful for each and every one of you. Every day, you get up and help people achieve their dreams. We know it is sometimes very challenging – but you persevere and never give up. Buying, selling and leasing are emotional and life-changing experiences. As the trusted guide, you lead your clients on the amazing journey to the next chapter in their lives. Your stories inspire us all to be better and I thank you for that.
2017 has been a record-setting year for our organization. Spring was very active and our summer is still sizzling with transactions. Trendgraphix reports that we are #1 in total transactions, listing sales and representing buyers. Our luxury growth continues to lead the market and exciting things are happening across our company.
While I was on vacation, I read a couple of great articles on customer service. As I read the articles, it made me think about our Heat is On campaign.
The summer “Heat is On” campaign runs through August. Each Branch Office has goals for Mortgage Loans with HomeServices Lending, Title Services with Weissman P.C., Home Warranties with H.S.A. Home Warranty and Properties Under Management with our Property Management Division. Our Family of Services are an important part of our offerings to clients and can make a real difference in the cost and quality of the transaction. I need your help to finish strong in August for the “Heat is On!”
Today, I want to highlight HomeServices Lending. Led by Dusty Hill our Regional Manager, we have an amazing partner. This is an area of our business where we have a great opportunity to grow. 92% of consumers now expect a one-stop shopping experience. Our Family of Services partners give us that opportunity.
As I looked at results for the company through the end of July, the success of HSL jumped right of the page at me. I want to share something that is unheard of in our industry.
Our Second Opinion campaign from HSL, gives buyers a $100 gift card. When they get a second opinion has an 80% conversion rate with 8 out of 10 buyers who are already working with another lender end up pivoting and choose to work and close with HSL. The reasons for their pivot are price, service, turnaround and the preferred one-stop shopping experience. So think about that one for just a moment: Your client had already been pre-approved by another mortgage provider and switched their loan to HomeServices Lending when provided with a superior financial alternative. HomeServices Lending rates and closing cost are consistently better that the competition. With the Second Opinion program, our buyers have saved thousands of dollars in closing cost and lowered their monthly payments – which they would not have if our agents had made the introduction to present this valuable option.
Year-to-date, over 97% of our customer surveys indicated that they would recommend their friends and family to their loan officer and HomeServices Lending. Over 87% of these buyers also took the time to make very positive comments about their experience. That is amazing in the complex industry of mortgage loans.
One of the big challenges in today’s market is the fast turn times needed between the binding date and close date and HomeServices lending of Georgia has risen to meet the challenge. For the month of July, our application to close date averaged 25.4 business days which is outstanding and one of the best averages in the industry. Many of our competitors are quoting a minimum of 45 days turn time. HSL averaged 6.0 days between the initial Closing Disclosure going out and the close date. Our initial closing packages were out an average of 3.1 days prior to closing. The ability to meet quick close dates and getting Closing Disclosures and closing packages out early is a value add to our agents when negotiating contracts and turning buyers into referral partners.
HomeServices lending has stepped up to promote the company’s MEGA Open House events with the open house attendee receiving a $200 closing cost credit card which provides you – our agents with additional support to market your listing, capture buyer leads and sell more homes. We average 350 MEGA Open Houses and 4000 visitors – and the next one of coming up on August 20th.
HomeServices lending just introduced a new “Close for a Cause” incentive to support the Sunshine Kids Foundation. HomeServices Lending will be donating $100 for every closed transaction in the months of September and October. HomeServices Lending is proud to supports this incredible organization that helps children with cancer.
For July, our HomeServices Lending team ranked number 4 in closed units and number 4 in closed dollars nationally within the HomeServices enterprise. Three of our Loan Officers have been recognized nationally for their production. Tina Grady, Ben Miller and Brian Stephens have consistently been ranked as top producers for the entire HomeServices enterprise nationally. I want to give a shout out and congratulate Dusty Hill and all of our amazing Loan Officers. I want to challenge each of you to support the Loan Officer in your branch so they too can be recognized nationally as Tina, Ben and Brian have been.
